September Inventory for Pasadena Increases 21%

September inventory for Pasadena single family homes has increased 21% over same period last year.  With the increase in inventory, buyer's have more choice and as a result, sales have increased 28%.  Prices remain stable both in the price per square foot AND in median sales price.  Opportunities exist for both buyer's AND seller's at this time.  Buyer's will find that they have more properties to evaluate, and seller's will find that buyer's remain optimistic.

Mark & Cynthia Cohn brought over 75 of Pasadena's BEST professionals together last night to network AND raise money for Learning Works Charter School. Naomi Farley with Wells Fargo Home Mortgage was their co-sponsor and a/k/a An American Bistro provided a beautiful venue and complimentary appetizers. Thanks to all who attended & donated and made the evening a smashing success!

Home Values Continue to Rise

In the 4^th quarter 2014, the market activity in Pasadena averaged 180 homes for sale per month with 70 homes sold per month.  These figures represent an increase in the active inventory by 11%, and a 1% increase in homes sold.  There were 2.6 months of inventory, and the average price per square foot was $495.00.  This means an increase of 11% in property values in the 4^th quarter of 2014 vs. the values in the 4^th quarter of 2013 – very good news for our community.  If you are contemplating a move, or simply want to know the value of your property, please give us a call!

LA County 2nd Quarter Sales Trends

Our active inventory has increased 48.3% and our absorption rate is running about 2.6 months. We continue to see prices increasing with our median up 9.3% and our average price per square foot up 10.5%. For those of you outside of Los Angeles, LA County has a median of $472,000 and Pasadena has a median of $806,000.

Multiple offers continue, and we are grateful to have more inventory for our buyers. We are encouraging our dormant sellers to consider taking advantage of the pricing and strong sellers market, and our buyers to get out and start shopping!

Pasadena Inventory Jumps 33%

May 2014 trends for Pasadena single family home sales show a jump in active inventory by 33% May 2014 vs. May 2013. Inventory remains low, at only 2 months supply. Median price is up 8% and average price per square foot is up at 6% and is currently $493.00. Sellers continue to have the advantage, however, with the doubling of inventory in the market, buyers have more to choose from and a bit (yes just a bit) less competition. It remains an excellent time to sell, and an excellent time to buy!

Over 75 professionals attended our 2nd Quarter "Networking for a Cause" business mixer last Wednesday evening at Bistro 45. Together we were able to raise over $3000 which was directly donated to Professional Child Development Associates and their summer art camp program. It was a pleasure to team up with Jill Schuberth at 1st Enterprise Bank, Robert Simon, owner of Bistro 45 and Nicola Borland Photography. Thanks to everyone who attended and who made this mixer a success! The connections made and business exchanged was incredible!

Networking for a Cause - May 14th

Our Pasadena Business Network 2nd Quarter "Networking for a Cause" scheduled for Wednesday, May 14th from 5pm-7pm at Bistro 45 in Pasadena. 

We're teaming up with Jill Schuberth with 1st Enterprise Bank and Bistro 45 and will be "Networking for a Cause" for Professional Child Developmental Associates (PCDA). There is no fee to attend our business mixer, however your generous donations will be sending at least TWO children to the summer arts camp they are hosting THIS SUMMER!  

You may not be aware that PCDA offers support to children and young adults challenged with autism and other mental disabilities and they are a fabulous non-profit located right here in our community on Lake Ave.  Check out their website:  www.pcdateam.org

Ask a Better Question by Katie McClain

Have you ever asked yourself a question like this?

What did I do wrong to deserve this?

When you ask yourself this kind of question, you get a whole lot of negative answers. Humans ask themselves questions a lot.

Just stop. Listen. What are you asking yourself right now? Or, listen first thing in the morning. Hopefully, you ask yourself something like: "How can I make today a great day?" But you may be asking yourself a question that isn't helpful, like the one above.

You are asking yourself questions every day.

When you ask yourself any question in your mind or out loud, your brain answers it whether you realize it or not. Negative questions, get you answers that are negative thoughts which create negative feelings.

Here are some examples of questions you might be asking yourself (or may have asked in the past).

Why can’t I lose weight? 

What is my problem?

Why didn’t I do better with ______?

When will my life be better?

Why doesn’t my kid behave?

When will I get out of debt?

What questions are you asking yourself?  

I encourage you to take some time to notice. Write down your questions. If they are anything like what I’ve listed above, change your questions.

How will know if the questions you’ve listed are not powerful? Consciously answer them and then check in with your body to see how you feel.

If the answers to your questions make you feel awful, then you are asking the wrong questions.

When you ask yourself a powerful, positive question like, “How can I make losing weight fun?”, your answer comes as a thought that feels good. We are mostly not aware of the answers, but when you intentionally ask great questions:

Your brain will get busy helping you create powerful answers.

These powerful answers that your brain creates, help you get a life full of amazing results.

Below are more of the negative question examples from above along with ideas for how to turn them into more powerful questions.

Negative Question: What is my problem?

New & Improved: What is great about me?

Negative Question: Why didn’t I do better with ______?

New & Improved: How can I improve in this area?

Negative Question: When will my life be better?

New & Improved: What is perfect about my life today?

Negative Question: Why doesn’t my kid behave?

New & Improved: How can I support my kid’s strengths?

Negative Question: When will I get out of debt?

New & Improved: What small action can I take today toward paying off my debt?

Start your day by asking yourself a better question and you will be amazed at the life you create and how easy it starts to feel. Here’s an new and improved question to replace the question this article began with:

Negative Question: What did I do wrong to deserve this?

New & Improved: What can I learn or how can I grow from this?
